Toronto Housing Market Sees 2% Sales Drop, Average Price Under $1M

In August, the Greater Toronto Area experienced a decline in home sales compared to the same month last year, with average home prices continuing their downward trend. The number of homes sold reached 5,057, marking a 2.1% decrease from the previous year and a 1.3% drop from July when adjusted for seasonal variations. The average selling price also saw a reduction, falling 2.7% to $993,410, while the composite benchmark price decreased by 4.5%.

This marked only the second instance this year where the average home price dipped below the $1 million mark, the first being in January. Additionally, the market saw a decline in new listings, with only 12,075 homes entering the market in August, representing a 14.1% drop from the same period the previous year.

According to Daniel Steinfeld, president of the Toronto Regional Real Estate Board, potential buyers may face a challenging decision as the market dynamics evolve. If the inventory continues to tighten and prices begin to rise, buyers waiting for improved economic conditions might find themselves needing to purchase at higher prices in the future.

These figures reflect a broader trend of fluctuating market conditions in the Greater Toronto Area, affecting both buyers and sellers. As the real estate market adjusts to various economic factors, stakeholders remain attentive to changes that could impact future transactions.
